Lifestyle and guest appeal

Designed to be experienced

Buyers are not simply acquiring bedrooms and buildings, but a fully formed guest experience. The estate atmosphere is shaped by covered terraces, natural stone porches, landscaped outdoor areas, a saltwater infinity pool, and recreational amenities that extend the season and support destination-led stays.

This makes Areal especially well suited to repositioning strategies focused on boutique hospitality, wellness escapes, private events, premium rural tourism, or owner-led experiential stays.

ARCHITECTURAL QUALITY

Crafted with singular materials and traditional expertise

The identity of Areal is inseparable from the quality of its construction. Every element reflects a commitment to craftsmanship, durability, and a thoughtful reinterpretation of Galician building traditions.

Stone and masonry

Openings are framed with rustic granite jambs and lintels. The structural walls of the house and the extensive boundary wall are built in traditional slate masonry, sourced from the local subsoil, with grey tones and warm iron-oxide notes linked to the Silvarosa hillside.

Floors and surfaces

Exterior areas are mainly finished in Santiago stone, while central circulation routes retain the original wild-granite slabs of the property. Ground-floor interiors use Italian porcelain inspired by handcrafted fired clay. Covered porches and terraces are laid in natural stone, upper floors in beautifully acclimatised radial-cut eucalyptus boards, and bathrooms in varied porcelain finishes with individually composed glazed wall tiles.

Timber structure

The beams and secondary members are made from French oak, chosen for its strength, straightness, and available lengths. Horizontal structures combine pine Mellis boarding below, eucalyptus flooring above, and in bedroom zones a lightweight concrete slab with volcanic stone infill and durable tropical timber battens between layers.

Roof and envelope

The roof build-up includes hydrophobic sandwich panels, a Dupont Tyvek insulating membrane, and hand-cut artisanal slate laid piece by piece on site. Exterior windows and doors are handcrafted in original teak, while the internal doors combine rustic fir joinery on the lower level with more refined detailing on the upper floors.

Viveiro · Coast, Landscape, Lifestyle

Viveiro is one of Galicia’s most sought-after coastal towns, set between the dramatic landscapes of A Mariña and the Cantabrian Sea. Known for its historic old town, vibrant harbour, and exceptional beaches, it offers a rare balance of natural beauty and year-round life. The surrounding area combines rolling green valleys, woodland, and unspoilt coastline, making it a destination increasingly recognised for boutique tourism, outdoor living, and lifestyle-led investment. Well connected to A Coruña and Santiago de Compostela, Viveiro remains both accessible and authentically Galician.
